I just feel much more comfortable with it being proximal enough to make a quick trip, say once a quarter as needed.Caution with the statement: "acquiring a park is hard, management is easy."

On the flip side to investors , other than the obvious advice to do your due diligence and stress testing seriously, also do the important work of self assessing your own true risk tolerance, ultimately defined by “are you comfortable losing it all” in a particular investment or asset category.

Did you get a line item list of what was done or did he just tell you this is what you owe boss get out that checkbook.I hope you get this worked out to a comfortable price because that's an awful big number to just jump up and bite your checkbook - that's an awful lot of Mc'Donald's cheeseburgers.

We are preapproved for about 800k but our budget for our first property is between $400-500k and are comfortable putting $70-100k down (the lesser the better).

Yes, he could do a purchase contract prior to viewing but I would never ask a client to do this because I wouldn't be comfortable with it myself.

@Kitty Walker- As an investor, I've refinanced multiple Padsplits and co-living properties (where we go direct to tenant without Padsplit), and I generally agree with your last statement, with some caveats:- if the renovation is done well, the appraiser may not even say anything that would indicate it is an "abnormal" SFR (has happened multiple times with me)-the investor may be wise not to make the house crazy- just leave a nice open living room, put double doors on the dining room so it can function as a bedroom now but be easy to convert later, etc.

I wont say I go above and beyond on fixing up the places and making them jaw dropping beautiful, I still do them up enough to where I would be comfortable living there.
