While those are all considerations and options you have a license and skill that is incredibly valuable to anyone who wants to transition into real estate full time....the ability to charge for your time.

We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher by pretending to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

If the higher end rent prices on comparable units take an extra month to fill the vacancy and also the tenant stays 1-2 years instead of 3-4 years on average those landlord make LESS income charging that rental price ESPECIALLY if they pay a PM a placement fee upon turnover on top.

Some of these bookings we get through marketing partners who build these relationships and charge referrals fees for finding the housing.

I’ve had great experience with private landlords in the past, and have found fellow pet lovers that didn’t charge pet rent, or accepted my larger dog (when he was alive) to live in an apartment without hassle.

Rules for contractors NEVER use your money to fund a customers project ( unless you hold first lien position and charge interest )If the money stops , the work stops .Put everything in writing .

For me in 2023:No LLC’s, 12 properties in 2 states, only 1 state income tax, no w-2’s, a pension and a 1031 exchange.I was charged $1,275, up from 2022 when I was charged  $1,175 but didn’t have an exchange.

Hop on Airbnb and scan nearby properties of similar size to get a feel for what they offer at the price points charged.

We use Turbotenant now and they offer it to the renters for a small charge.
