The problem with rents is that when you apply for an adjustment the rent might go up as requested or it might actually go down as we have had happen a couple times.The good news is that the tenants tend to stay longer and the 3rd of the months is like a little celebration when that money shows up in your account. 

@Belinda Lopez I don't have full financials but from what they have provided a conservative NOI would be in the 90-100k range.

That is, you're proud of what you've built, eager for more, and happy to celebrate the success of others. 

@Ivan Lopez the letter is just part of issue.

Better to stick with the cash flow for the near-term and celebrate if there's an opportunity to exit at a profit in the future.

@Chris Lopez is spot on about first figuring out what your goals are then making sure every step you take is in that direction.  

I've thought often about selling this and other properties and going the multi-family route but I think I'll go that route if the market corrects and there are good buying opportunities.Do you invest here in Bothell and if so, are you holding, buying, selling, panicking, celebrating, contemplating, or procrastinating?
