Being able to do some work yourself is a bonus.

Example: the floor plan that I’m doing on oak island is 3 br 2 bath with unfinished bonus room (at time of listing that’s how it will read) - on pylons cost is about $190-200k for build.

Bonus depreciation doesn't go away, it goes down to 80%. 

We both are drawn to either single family long term rentals, or STR's in the right locations.Right now we have $20k cash available for immediate investment, with the ability to increase that to $60-70k in the next 3 years through savings and bonuses at our day jobs.

However, with the bonus depreciation (maybe not the correct terminology) it appears to accelerate the depreciation and make the up front savings very significant. 

Starting next year, I’d like to use the property as a primary residence, but I’m trying to take advantage of bonus depreciation running it as STR for remainder of the year and take the paper loss against my spouse’s w2 income.
