Not that we allow smoking of any kind in our units, but tenants break rules, and I've never had a problem with lingering weed smoke, whereas cigarettes can seriously harm a unit to point you need to put thousands of dollars into remediating the smell.

and the house is in horror condition covered with animal fesses, dirty cloths, trash everywhere, the smell is unbearable.( i was there to talk to the neighbors, but somehow their dog broke the door and got out. got on my car wont leave.

In general, I think they want bodies.

The mice don't like the smell.

Collaborating with others in the industry  and the ups and downs of the economy and deals makes it interesting along the way.. and then you can stop and smell the roses along the way also.. don't want to sacrifice everything as you never know when your number gets called..

Advertise TODAY and make sure you advertise BELOW market rent,...just get some bodies in there ASAP.

Where I'm going is, while this is not large apartment building investing, it is solid, money-making multifamily, and just 6 days after closing and 4 days after filling up that property, my wife and I have yet another duplex under contract that were closing on in 2 weeks (this one smells.... of opportunity!

I get it, "well if you have it you use it" or "well no body is going to hand you money" but, there's thousands of books out there on how or why you should use others money to gain freedom and profit, which quite a few of them are books produced by bigger pockets.
