I generally have wording in my lease that explains that if they are 15 days late on a payment, I will start eviction process and when eviction happens they lose their option to purchase and option fee(s) as well.I want people to buy me out, but I also am not going to hold their hand and make them behave and buy me out..

Well, getting back to the premies of your original post, you seem to be implying that someone is behaving "irrationally" by hanging on to a day job and funding a 401K or IRA vs getting into the REI game.
