You can choose to background check each of the occupants if that makes you feel more comfortable.

I did self manage and self lease, so I screened all tenants looking for no evictions, no criminal background, good landlord references, long term tenancy, etc.  

We require any tenant 18 or older to qualify for whole rent on their own unless they are a legal dependent (spouse, college student, dependent parent, etc) of applicant, even then must pass criminal background check.

Here’s a bit of background on my situation:I currently own my home, and my monthly expenses are about $2,000.

They're relatively inexpensive and will give you the background in real estate concepts that will speed up your ability to intake knowledge specific to tax liens and deeds.

It's puzzling that this market appears to support only a single dominant player.

But it really gets serious with how you handle showings, your application, how you conduct tenant screening, credit / background checks and your communication style throughout all of this.
