Not that it would be the most ideal thing for most people, but if you're idea of paradise is a house overlooking a lake on farm within an hour of a major city, those are in ample supply all over the country for a fraction of California prices.I find that Denver is one of the nicest places I've been. 

Broken closet doors, some keys not returned,  broken window blinds.I have ample evidence that they smoked.

That seems easily attainable at that price point.

Since we had multiple accounts and ample cash with them, the manager was able to convince the underwriters to go through with the refinance.  

Ideally this would mean that this single family house would need to be a large 3 floors plus basement with ample space for the aforementioned as well as units which aren't 'weird'. 

I do know that achieving financial freedom within 3 years, is a lofty goal, but something still attainable.

Good thing you have ample documentation of the unit condition from start to finish while this tenant lived there.
