So, baring a court case or clearly articulated set of policies, you may run into pushback from cities or you may glide through (for now).Now, to put my City hat on (I do development, advise developers and handle the City's real estate portfolio) the biggest obstacle is zoning laws.

That makes sense, I don’t think I did a good job at being clear or articulating well.My intentions would be to carry out the loan for the full duration.I wouldn’t want to make any extra payments.Long term, low interest loans are one of the many things that makes real estate investing a powerhouse for wealth generation.But, my 30 year plan is not to have a free and clear portfolio.I’m not interested in owning properties outright, but continually leveraging to acquire more.So, if owning things free and clear prior to the completion of the loan terms is important to you...perhaps extra payments are smart.

Not to knock the new team down, I'm all for making honest money, but the emphasis on driving revenue on the site and related products exacerbates the problem you clearly articulate!

And our current tenant (one of our best) had a really bad application (bad credit) but showed up professional, prepared, communicated the details of her story clearly and articulately, and has been amazing.

Otherwise, I'd recommend Atlas Title or Chicago.Most title companies have done wholesale deals you just have to be able to properly articulate what you are doing and how it needs to work.....which honestly is challenging.

@Dennis SotoI would say being an agent means a commitment to disclosure which to me isn’t a bad thing...Will you have to be sharp with your business to clearly articulate absolutely but I believe that’s what being a professional is about.I also believe being an agent allows you to offer more solutions allowing you more ways to get paid... if you only wholesale you can only wholesale.I am with EXP Realty we do not wholesale but we do have a platform.
