The way most people do subject to deals is by setting up a system of checks and balances providing some protection for both buyer and seller, and trying to avoid alerting the lender that a deed transfer has taken place.

This means that the taxpayer that completes a Monetized Installment Sale has to disclose they completed one on their tax return and any advisor that materially participates in the Monetized Installment Sale has to disclose that they did so.

And if you want to save even more you can search for used online (ebay, craigslist etc) I use Alert One (you can google them, they are on Rising Sun ave.) for annual certification in my buildings but use my electrician to update, install or replace the alarms.
