Just trying to figure out what city or town will be good to invest in planning to live there for a year and then invest in another property and so on.

I am hoping to find a single family home that I can "BRSTRHHRR" (buy, reno, Short term rent|House Hack, refinance, repeat) by creating a separate living space in a single family home that can be STRed (this is due to local restrictions in my town that prevent STR in multifamily properties). 

I did not use wholesalers (only once on a flip).It's all about Networking in the town you are farming.

If they lock themselves out, they pay to get back in.I am in a small town where it usually takes 15 minutes to bring someone a key.

If I were you I'd be very specific on which town you buy in the suburbs or if not potentially consider the northwest side of the city.

Drive around in the parts of town that you want to invest in and see if there are any bandit signs.

Prices still attractive, but town growing that way. 

If it's currently zoned for mixed-use, you want to check with the town on what can be done there before deciding what to do.

Bought a property for 30 K in a town about 2 1/2 hours from here that I thought surely I could sell it for 35K or 40.

I worry that some people think that passive income from rental properties is sitting on a beach in Maui when it's really unclogging toilets on weekends when your handyman is out of town.
