Your mention of using GRM as a first pass and then diving deeper into cap rates and IRR is exactly how I’ve seen some of the sharpest investors I know operate.I had a buddy in Chicago who bought a four-unit last year in Pilsen.

I've never gone through the zoning change process that you mention although I've heard it can be very profitable.  

Not to mention the very long list of the horrors that density of housing combined with poverty has brought all but 100% of the time over history. 

Now that you mentioned this, I looked into it and, at a glance, they offer "Full-Service Maintenance Coordination", which offers the phone answering, troubleshooting, etc.

At the time there were limited 3 BR rentals in the neighborhood, but achieved such high rental rates the properties ended up performing better as rentals than as a for sale project.
