We administer those all the time for clients. 

I have a unique situation (I didnt realize it could be a situation until today) (disclaimer for any responders) - I'm asking this question with the understanding anyone that responds is not providing legal advice and they will be held harmless, seek my own professional advice etc)Sept 30 2016 I had a check issued from my present 401k administrator (the company that administers the plan where I work) and made it payable to a Self Directed IRA account I set up ("John Smith" Company Rollover IRA FBO Shane H)Time goes by I did not deposit the check into the SDIRA I had set up and just never followed through with the deposit.  

You can administer plan investments, but should not be acting as an "employee" of the plan or errand boy, ... and certainly not swinging hammers.  

 A qualified intermediary is who you're looking for to administer your 1031 exchange.  

Then sure do it yourself but if you make a mistake on any of the above you could be sued (or sued anyways as a lawyer seeing a licensed servicer is not administering the note will most likely find something done improperly).

Or another Make ready tech that can help with  work orders when needed.also preventive maintenance is vital and needs to be administered on a very tight program.

It is not a prohibited transaction for you to administer the investments of the IRA in this manner.  

National Qualified Intermediaries can administer 1031 Exchange transactions in most if not all states.

I mean something that goes beyond the superficial and tells me step-by-step EXACTLY what they are and EXACTLY how they differ and EXACTLY what they typically cost to setup and administer?

One of the most complicated 1031 Exchanges that I have administered for a client was a concurrent closing of one relinquished property and 86 replacement properties that closed concurrently.
