Bryan pretty tough to do in almost all markets.reasons:1. cities counties do not like them.. so they won't permit them to be built they perceive them in many instances of turning into mini Ghettos2. absorption kills you .. 3. as stated above the days of finding used foreclosed single wides for 2 to 5k has come and gone.4. it would have to be all cash not going to get a lender to pop on this unless your a premier client of a smaller commercial bank.you want to buy exisiting and one's that only need a few units to fill up.

We do have to keep in mind in these rental areas they are not really building new construction.. so at some point your going to have full absorption..

(Not sure if same will apply for 100K SF office space, but I have been looking for 10K SF space.)Our market might change with a decent amount of negative absorption in the office market with GE and Starwoods projected to move out of Fairfield County, so I do have some concerns buying now if office might get even softer here.

in many parts of the country ground up MHP are non starters play hell getting them approved and absorption kills you.if you own a bunch of old trailers in a park you better have a handyman live there constant maintenance.. and parts are not off the shelf you dont find them at home depot..
