I would also advise that with a 4 plex you consider parking depending on the distance to the university this could be a bigger issue.The mix if you get undergrads and  grads who you rent to can make a difference.

In the Boston area I have seen written notice deadline of their 'intent to renew or vacate' as far out as 4months in advance of Lease Term date (closer to where all the Undergrads live, but on average I have people on 60-90day notice periods ...and I wrap up the new leases docs typically within a week of that notice date.

Some students applied last minute, I don't typically like to rent to undergrads, but felt I had to in this situation.So besides the bill I am trying to contact him early this year to see what the current tenant's intentions are so we can start advertising if they are moving out, and he's still not replying.No idea if he's like this with tenants or possible tenants but I can't be sure now.
