Will I need to involve a lawyer?

I hired a lawyer who wrote a letter and was able to negotiate loss of just 1 month of security deposit vs 3 months of rent that was earlier demanded by property management company.

Pay the seller his EMD and hire a lawyer.

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.

Do I have enough of a case to hire a lawyer and sue her outside of small claims court? 

I do not have experience and am not a lawyer but tenants dog my understanding tenants insurance kicks in first. 

Potentially saving a great deal of money, but not if each llc under the series has its own EIN which many lawyers will advise to keep from piercing the corp. veil.

I'm thinking of using a lawyer but I'm curious is I can save the few thousand dollars and do it myself.

I don't live in Colorado (and am not a lawyer) but I would be shocked if you need such a clause.
