Some areas have held up pretty well but it's tough to say if that will continue when there are some really good deals in other areas that have been decimated in value.Also a couple of communities seem to have taken a recent hit in value with the uncertainty of once proposed area entertainment and shopping centers of ever being built...For Investment purposes, there are areas in Las Vegas that easily cash flow.However, the job market is not that good and the tourism numbers are showing no signs of improvement.

The tourism markets have been hit pretty hard and although Real Estate sales have slowed down, land prices and property values, have remained very stable.

The thing is that MGM owns a large portion of the strip hotels so they are, in effect, competing with themselves.Another note: The media likes to make it sound like Vegas tourism has slowed to a trickle.

@Curtis Collins Belize is certainly worth considering, as there is significant development taking place, a strong tourism industry, favorable ownership laws and all around beautiful country.

Alternatively, the Greenville area by Moosehead has some really nice areas (more mountainous), a consistent, if modest, year-round tourism economy, and is not much further up the road.
