Can anyone with MTR experience in downtown Salt Lake City give me their pros/cons?

You say you are on a shoreline of some sort, Why does the water just not run into the river or lake or whatever you're on?

We also have Lake Tahoe right next door and a strong rental market. 

As far as specific cities go... if you like it hot - Phoenix area or Lake Havasu City (LHC) may suit you.

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.Anything helps!

The property I bought is about 7,200 sqft in a gated subdivision near a lake/boat slip with many other plots of land nearby that are around the same size.

I did a quick search in your general area and found this listing in Lambertville (not right next door for you):https://www.redfin.com/NJ/Lambertville/92-Swan-St-08530/home...Take note that they bought it for $197,000 in January and now have it listed for $499,000 - which might be kind of high, but gives you an idea of what a flip looks like in your area.
