By gathering all of these puzzle pieces together I can put a deal together that's custom to him.  

I have experience with single family rentals and they are now very easy, however - this (estimated $2 billion in development costs) development had me learning so many additional pieces of a much larger puzzle.

Of course, I was puzzled when imagining that months of work would be performed for a single payment of $83, but I simply checked the boxes, signed, and went about my business.

@Tim Hershberger - I think what your lender is missing an important piece to the puzzle. 

This is just the one piece of the puzzle I cannot seem to figure out.

At the very least, be with someone who is willing to learn along with you.Debt, in the real world, the world that those who have never know deprivation or poverty do not live in and treat as an academic puzzle to be solved, not a trial to be lived through, is bad news.
