Perhaps I make 5-10% if forced to sell if I’m lucky, break even at worst.2) I’m VERY glad I chose to invest in my local market (and not OOS), because I know which neighborhoods to buy in, and I also can self manage, which saves a ton of money and I am able to develop local connections, which helps me buy at a discount.

I also wouldn't be where I am today in terms of my contacts and relationships with vendors, to be in a position to self-manage confidently out of state.All that being said, if another deal with the same amount of hair on it presented itself to me today, I would pass simply because my risk profile has changed.

Must meet self sufficiency test for 3-4 units on FHA though, which alot of properties in higher cost areas do not meet.Conventional allows 5% down on 2-4 units.
