NOW, if THAT is what you are talking about (a listing agent who represents the Seller, and then brings in a Buyer that they are working with), then it is required that the Realtor have both the Seller and potential Buyer sign a dual agency agreement in which they both are aware of the dual representation AND they understand that their representation will be somewhat limited because the agent cannot divulge secrets that each of them has told the Realtor about the other....IE "Buyer will pay $5K more than the offer price.....or Seller is willing to accept $XXX amount for the property".

It's a very cool site... very informative... plus i reveal lots of secrets. and tricks and tips.Whatever you do .... do not just think that you need to invest in your own backyard (also I personally sort of would invest into my own backyard... else just too risky when diving into it brand new... but if opportunity realizes that is better... jump on it...)..

But because Phil knows that if anything is done incorrectly along the way, you could get into a lot of trouble if accused of brokering Real Estate without a License, he justifies his 50/50 split of the many thousands of dollars profit that would otherwise be going to just you, by suggesting that he can give you the secret sauce that will allow you to not break those brokering rules.But I agree with Matt Jones' point.
