The y should be written down, analyzed and quantified at least weekly.

It's a non-quantifiable variable which is why I don't work a deals' numbers to the decimal points because I might buy one house with a lower return if it feels like a good deal with a low hassle factor. 

But if you find the good one, there is a lot of room there to then be able to trust the system.But way more important than trust, because trust can't really be quantified, is the ability to verify.

Cash flow is not the only metric to quantify.

You can have all your skus for vanities, lighting, cabinets, counters, cabinet hardware, shower and toilets, tile, grout, flooring, etc. listed and measured and quantified to be ready to order or ordered and ready to pick up.If you are buying cabinets that need assembly, such as Ikea, you can get them assembled ahead of time, but that makes transport more difficult.

The "harm" to people could be indirect and hard to quantify.

If I failed to find a tenant, I could see claiming one months rent in damages, but if I accept a lower-quality tenant, this seems hard to quantify or justify.

I now find myself trying to quantify my qualitative goals... shucks. 

The key is to do this in a way that you can systemize and also quantify.
