You’ll be hard pressed to do significantly better than that with todays market and interest rates.401k is generally more tax advantaged than real estate.Your 401k is significantly more passive than real estate.I can think of a couple of reasons it might make sense: All of which come down to IRR using conservative underwriting is greater than 20% with high likelihood of getting 25-30% returns.

Like Emily said, a number of shocking facts (or not so shocking to many landlords) have come out in the press recently on how few Americans can come up with a thousand or even four hundred dollar in an emergency....A FINRA study on The Financial Fragility of Renters was just one (with lots of stats).So no downpayment is a big one, as is credit score, and even with those who have resources, they may want the flexibility to move or freedom from extra work or costs of maintaining and repairing the home.Even items like student loan debt or fear about the economy hold others back (still some out there who feel the sting of the housing bust).

A lot of student rentals even here in an extremely tight market are offering concessions like free month (or $250 off), free wi-fi, free tv or whatever at this late stage in the season.Advertise in the school common area, near mailboxes or whatever in addition to the standard ways.This certainly doesn't happen to everyone so I hope it hasn't discouraged you from investing @Jem Jacala!
