I havent seen any yet that have had real structural deficiencies addressed, like the one Im working on now, everything is just patched to last 2 or 3 years.There is termite damage on the sill plate down one side that was pretty obvious, but no one bothered to fix it.

I'm still trying to recover from a "rough patch" in my career path and looking to transition eventually to R.E. full time.My wife and I have 3 dogs one of which is in my profile pick: "Say hi, Ta'ko!"

In other words, it involved a lot of plaster patches afterwards.

I guess I would have to patch up the HWF and install all the ductwork in the basement.

I have not done a house since that hasn't been ten times easier.You will never appreciate how nice it is to be able to cut drywall back, move some plumbing and then patch it, till your forced to remove walls just to move a sink.Hope you enjoyed, good luck.Sam

Also, for rentals, house settling that creates less than 1/4-1/2 inch wall cracks can be patched with no real issues.  

Patch of Landand I consider iFunding to be the best of breed among them.  

I have been through a couple very slow patches and I can honestly say that just putting your head down and pushing through works.

Proportionally, our costs here are less because it is a lousy 2-unit deal with a tiny patch of grass to mow.Can you give me that?
