I'll come at this from a different angle.From a personality angle.I've seen ones who are contentious with nearly every renter, ones who dislike the demographic (but do their job legally), ones who cannot close  a prospect on a unit no matter what, ones with their thoughts elsewhere, and ones who are as smooth as glass.Despite the differences, they all could do the job well enough to get buy.I like loyalty, communication as needed, and being shielded from the sharp edges of the business (things I consider sharp), such as arguing with an angry late payor over a late charge, etc... 

Yes volume is good, but loyalty and willingness to go the extra mile because they are being compensation appropriately is worth much more to me.Good luck.

All agents are required to follow the duties of reasonable care, obedience (within the law), loyalty, disclosure and confidentiality with their clients that they have a agency relationship with. 

We did have a great relationship with multiple suppliers, but they knew we had loyalty to continue purchasing when it was a value, otherwise we'd go elsewhere for some items.

I've had many experiences working with newer contractors...great opportunity to "train" them a bit on your expectations and create loyalty. 

I can offer up a few contacts, but local REAs are really busy this time of year and may "vet" people based on their gut feeling regarding level of seriousness, loyalty/appreciation of their time, etc.

I try to avoid calling local realtors and property managers in an effort to respect their time, since I hold no loyalty to any particular city right now and could very well end up never doing business there.

Not a lot of people will fight for their place of employment anymore, and I understand her loyalty.

Sometimes I pay earlier if I have the ability to do so (paying early creates loyalty). 

But I see a lot of loyalty and pride and history in the city.
