You might be successful by virtual of what zip code you live in but the broad market doesn't require that research, it won't turn ghetto, it doesn't have HOA fees or insurance to skyrocket, easier to do taxes on and is more protected from lawsuites

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
