Although it is hard work, the most interesting part of real estate for me is having the opportunity to help families in need to find fair housing and simultaneously having the opportunity at a better life.Lastly, I plan on attending the "Inland Empire Real Estate Investing Club", which seems to be a well known and reputable group here in the IE.

If you are holding your real estate for a long time and your main goal is cash flow, you can take a a look at smaller markets, or suburbs of a large metro, such as the inland empire in LA metro.

(This reminds me of "Empire City" except Uncle Max would front the cash for the deal take-down and the fix-up as long as contractors were used to do the work and financial projections were done.

From what I've heard from other experienced real estate investors and people on BP, cities in the Inland Empire like Lancaster, Palmdale, and Reseda have cheap properties and are ok for cash flow.
