Generally I've found that if you find one reputable company and continue to use them they'll be more prone to wave some of those show up fees.As far as new appliances are concerned, I've been using Lowes. 

On their website they state they are "making waves on Bigger Pockets", but I see no references on this site other than a copy and paste of their website verbiage in a blog post.

Last week I was almost ready to just give up on finding an FHA-eligible fourplex in SoCal and wave the white flag and go turnkey in Memphis just for the sake of doing something.  

It has been my understanding (having not yet purchased "sub to") that the ideal way to go about it is to have everything remain in the name of the seller so as to not make any waves.

Frankly, I don't know how our attorney members here can put up with such ignorance, I guess they get use to it and ignore it.Yes, we have another wave of double newbies, new to BP and new to real estate.  

If you have in your lease then you can explain to her that maybe you didn't communicate it to her very well and that you would consider waving the additional charges for her still being behind in rent if she paid now.Otherwise, you need to decide if you want to keep the extra headache of trying to collect rent whenever she wants to pay, or get a new tenant.

Meanwhile, I've been using Schlage locks with Z-wave, with decent reliability.
