It sure does feel like it on my end.I feel like investors believe they are getting a better deal going down the DIY route, rather than purchasing turnkey.Why has the concept of turnkey lost it's value and pizzaz?

Reading between the lines, if they were open to a concept shift, they weren't open to it soon enough to make the pivot before running out of money.So my buyer picks it up for a tad under what the seller paid for it, a few years ago, before the $500k in upgrades.

Nelson Nash developed the concept in the early 80s but the product the concept utilizes has been around for much, much longer.Since you brought up term insurance (which is temporary w/ no cash value accumulation or dividends), oftentimes a policy will be supplemented by term insurance in the form of a rider that allows one to increase their death benefit such that they can store more cash in their policy without triggering IRS MEC limits and therefore be subject to tax hits.The concept and its value proposition is incredibly misunderstood (and sadly often abused) but the reality is it works.

This is a sometimes a difficult concept for non-contactor to grasp but:  The Customer Always Pays For EverythingContractors do not have some secret source of funds - every dime they have or spend or make is obtained from the customer.

And if I was one of your clients, I would much rather you put your energy into defending me in court, then learning how to properly patch, sand, tape, and prep the walls for painting.I personally have painted a couple of my own projects, but I had the time and somewhat knowledge and experience, and also had run to the bottom of my budget at those times.A few tips/comments which may be helpful:*  As someone else previously posted - gets multiple quotes (3-5)* Ask you fellow realtor friends/associates for painter referrals* Check NextDoor.com for painter referrals* Go to the professional paint stores (Dunn-Edwards, Benjamin Moore, etc) and ask them for referrals.

I get the concept of analysis paralysis - but maybe it is 'analysis-not-making-sense-icus"... to invent a new term.I think beginners need to realize that the real estate market is cyclic.  3-5 years ago both properties and money were cheap.
