@Elliot Tan Basically no one is going to take the ex husband off the mortgage. it is actually beneficial to her to have him remain on the mortagage because he then has an incentive to help pay it off.

@Pearly Tan Currently floating around 6% this is a monthly adjustable rate based on the amount drawn for construction, its interest only, balloons in 24 months. 

@Adam Tan, while the idea of having a paid for rental is great, I'd search for somewhere outside of Westchester where your money goes further, you get more units, and have better economies of scale.Not investment advice, but for example $800k will probably net you a 4 family at best. 

I'd start running the numbers using BP's rental calculator in zip codes 85338, 85323, 85353, 84043, as well as the NW valley in peoria, and in the SE-- Queen Creek, San Tan Valley, Florence, Coolidge, etc.

Maybe a different shade of tan or brown, but not white.
