Turn off water to each unit and see if the water meter continues to run. 

I see so many landlords lowing money through rookie mistakes, yet they continue looking for more doors.

Appreciation is occurring and I suspect will continue as the market strengthens.  

In Miami, i have my family and also have great opportunities to build a career there from my parents relationships.Now, im not sure if when i graduate, go to Miami where my family is and start from scratch or if i should stay here in boston and continue building relationships to be much ahead when i graduate.What do you guys think?

Either way, i always decide to buy additional properties as opposed to developing what i have, because I’ll continue having that and can do what i please in the future. 

One of the constants that I still see from when I first started on BP in early 2016 is the willingness of experienced ( some on this very thread ) folks in different aspects of real estate to try and help newbies and others with advice and perspective.I think it really is a testament to the fact that even though the investing environment has undergone many changes over those years the willingness to continue to help others has not changed.It helped me tremendously when I had to crash course on small MF ownership and I am grateful to all who helped with posts that they didn't even know that I had read and learned from.And yes the search function remains fairly useless and unchanged in that regard since then to the detriment of us all.

What you could doIs continue to pay that loan and have the owner also select finance you the balance.

Like I said, I may be new but I am driven and ready to continue learning and leveling up my skill sets.  

We are solely working on assisted living:- Buying homes and leasing them at higher than market rates to these business operators- Purchasing existing businesses with the real estate- Developing / building newFor us, the business makes the real estate cash flow, we can create a massive impact, and the demand outpaces supply and will continue to be that way for the next couple decades.
