Naomi Spira I would suggest a free consultation with a RE lawyer to see what the eviction process would look like in NJ.In PA I would have started evictions, just based on the shenanigans.

She declined my offer and said "her lawyer will figure things out."

The biggest winners are the lawyers, collecting their standard 30-40% fees lol. 

Have a lawyer send the cease and desist letter, with the threat that she will be responsible for your lost rental income if she continues to harass your guests and impact your bookings. 

You will need to consult with a Texas Estate lawyer. 

He has connections to trustworthy Agents, contractors, CPA's, and lawyers, and of course, he would manage my property(ies) for me.

When I was a full-time wholesaler most of clients were able to pull the trigger within minutes of entering the home, some trusted me enough to buy sight unseen on my recommendation, and some always wanted to get a contractor in there or run the contract past their lawyer.

I'm getting in touch with an eviction lawyer and am trying to get into contact with the current tenant but I'll have to essentially catch him at home as I don't have his phone number.
