Denver is actually doing a decent job of advertising their Airbnb laws. 

So that should help bring down the software cost moving forward.From an advertising perspective, I had 2 separate photo shoots: 1 when I started the listing myself and self-managed ($450) and 2 when I hired the PM and we did a small re-design ($400). 

I can see the rates they're advertising being possible BUT I doubt that they'd had the same spread if they were signing leases in today's market.

@Sam FaasI have found that advertised seller financing deals usually are overpriced or the terms are not favorable; i.e. high down payment, short term or high interest rate.

You do want a listing agent to have a "dog in the fight" and, a "more" property will denote "more" marketing/advertising activities, hence that 1% is reflective of the both.
