It's impossible to give a definitive answer on whether you should sell or keep the property without the address and further details but based on the photos alone what I would first suggest is an amenity analysis.

We sent over our cost analysis and the reasoning for our offer and because the numbers made sense, the seller agreed, and we got a great deal overall.

After a few minutes of analysis, I knew I had to find a way to make this deal work quickly.

Even at 18 you may have some skills that you have learned like sales, marketing, research, data analysis, and others. 

Speak to real estate agents in the areas you are interested in but also speak to property managers who can give you a sense of the rental market and analysis of pricing. 

Offer help with deal analysis, property management, and social media content creation.

If our analysis shows that we can cash flow the property we'll make an offer to take it off his hands, spend $ to improve, and then cashflow it.  

Please know that I realize it is a huge job and huge learning curve and may very well not make good sense, but I want to do a thorough analysis  to determine that (and also what price it may make sense for).
