Unfortunately Good Cause Eviction passed last night in the city of Rochester, NY.I want to thank Council Members Lashay Harris and Michael Patterson for doing the right thing and voting “NO” on this largely performative legislation…that will only TEMPORARILY protect a small handful of city residents living in EXTREME under market rental units…But it will have broad and adverse negative consequences for the WHOLE community.

My concern us that the contracting company is owned by the property manager.

I have financed a number of STR properties and they will usually be appraised as a pure real estate as vacant value and a cash flow adjusted commercial value, sometime separated as going concern and real property.  

They’ll take care of everything from listing and tenant screening to addressing tenant concerns.

My biggest concern is not the concept itself.

I've noticed some really extreme discrepancies between renting and potential mortgage payments which make me hesitant to buy a primary residence.My wife wants to move around 56 (not too far from the ocean), which I don't mind because it seems they have great school districts and we have young kids. 

@Felipe SotoI will not comment on the program but what I will say trying to raise $ today is EXTREMELY challenging.

Mortar, paint & bonding materials deteriorate leaving cracks, gaps, etc. which can be concerning to look at, but this is very often addressed with repointing.

I would shoot him a text and follow up with a letter through the mail to be 100% sure if I was concerned.
