(I have a wife and 3 young kids - my wife basically handles designs and I do everything else)---> if you have kids and she's wrapped up in that --- she may just not want to add anything more to her mental load and plate...that's okay. 

Ignoring all other reasons, she wasted all of our money on nothing useful. 

I can load the back up with all the tools and things needed for the next day and not have to worry about rain or thieves.

@Maria Vivas We have bought three sets of GE washers and dryers over the past two years-top load high capacity washers-they have all worked well.

Thanks to everyone reading this and commenting - it would be about $1k to travel out for the auction, so I want to avoid that if it is a waste of time and money (and health) flying out to the auction.

The caseworker MAY come in for an inspection every once in a while, but they are usually pretty loaded, so if they do inspect, it'll be for cause (i.e. tenant complaint).I'd treat it like any other tenant since when they move the Sec 8 voucher is gone.

In his words "you want to do as few transactions with me as possible", saying that refinancing the current rental into an investment loan, probably paying points in order to get a similar interest rate (currently 4.125%), and paying closing costs only to do the same again for the new loan would be wasting too much of my equity on the deal.

I don't know the LLC's history (i.e. other liabilities) and I have to pick up the whole "administrative load."
