I am not sure why wholesalers are so secretive and those that try to hide things or are not clear with their intentions upfront are not actiing in a moral or business like manner.

Maybe if I installed glass shards sticking out of the little wall the drunks like to sit on for their malt liquor picnics...the perfect spot to hide from the police.

It is hard to hide nowadays!

You may be shocked at what you find and see.... and if they balk means there something there that they are hiding and its next.It always amazes me what people will put a tenant through that is just going to live in your rental and pay you 700 a month.. but for someone your going to give 100k or more to in a project you do nothing but go on gut feeling and a few referrals maybe.

I wouldn't try to hide anything by fixing it, but a 1 year old unit should have a few years left in it.
