I'm pretty sure transferring title into an LLC post-closing will be a violation of the loan documents, which means the lender can call the loan due if they find out.

However right now I think in Dallas county if you have any type of government loan you need to give 30 day notice if I remember correctly. 

You calling them typically does not wake them up and they can't really take a direct offer with you.As others have mentioned we often use the word "foreclosure" very liberally to describe all types of assets. 

Plus is complicates a lot of issues, more documents needed for title, etc.Now they can do all those things, but most people are too cheap to do it correctly, and all these people telling you to do it yourself, probably don't know how to run the LLCs correctly to stay out of trouble.It's not all that complicated, but it does take some work and a good attorney will guide you thru all this. 

If you choose to proceed, I recommend verifying the source of the funds as it could be tied to a specific type of compensation.

But to pursue that, I need to document everything, testify before a judge, provide evidence, then hope and pray the judge rules my way and not the tenant's way.

I want to renew at the same terms of the original lease (which was created and provided by my realtor and I dont have access to that document now).

Especially ones that have a Pending property of the type you are interested in.
