This will be my first owner financed deal (and my first deal period), and I'm trying to put together some numbers to make a win-win offer on the property, but I'm struggling to find a scenario where I can cash flow.

A win-win solution might be to charge some amount extra per month such that if they give the house back in the winter, you don't care because you have already made your money. 

(also, I am looking for a mentor in all types of investment) You found the place,  just simply go to the BP marketplace or call your local REIA they will be able to give you a name or two of someone who is at the event every month pushing hard money on folks :)

Most of my home owners are out of state owners who purchased either their future retirement homes or simply liked the tax advantages of owning a vacation home in a state that is fiscally healthy. 

Simply put, the structure & scheme were bogus.

Often times, your tenants will either not pay you (and stay) or simply move to the next property.

My personal opinion is that the best strategy for a 4 bedroom house is simply to bite the bullet and replace the system.
