Wendell, that might sound good in an investor forum, but it's just predatory thinking at this price level, it's not a 2M dollar house.Nancy, new laws are in place, reread my post, an option price can be computed legally and it's a pain, why residential options take the easy way, 1%, 2%, or whatever some of these guys think they can get away with.

I am a little skeptical of how long I’ll be able to get away with an expense ratio of about 30% but I triple checked my numbers - I’ll update everyone in a few months to see how this plays out.By closing on this house I eliminated my car loan of $582/mo, will be cash flowing a projected $364 per month, and paying myself an additional $265/mo to self-manage my properties.

No matter how much you loved this one pair, and even thought it is in the store you are in right now...right in front of you, if that store only has a size 6...it won't fitNow, if the store a round the corner sold the same shoes, but in your size, where do you think you should be buying those shoes...if you wanted that pair of shoes that is?
