Keep it up and be patient.

It boils down to those saying you here over and over again...Good things come to those you wait…Practice makes perfect...It’s not a sprint, it’s a marathon...Set your goals, follow through with each step, and be patient enough to see it through.

The property needs to be functioning with no safety issues in order to obtain most types of financing.

Be patient, ie. don't come across TOO keen/impatient.All the meantime, get going with your other strategies too.

I would welcome another inspector to help me ensure quality and safety on my projects but these guys/gals and many of the new building codes they're passing are mostly waists of time and money.Many of these codes are pushed by lobbyist that represent business or industries that sell the materials or services used in complying with the new code requirements.  

So if the property has a safety issue that comes up, what happens?

He was quite patient, was negotiable on terms, and was not rattled at doing research.  

MLS -- You can find distressed properties here, but you have to be somewhat patient and strategic. 

I have been patiently waiting for a property to fit my criteria, which has been difficult in this market.

My patient population were people who had knee/hip replacements, cardiac bypass, general surgery, spine surgery, neuro-surgery, etc.
