Did you agree to waive them or is it still considered outstanding?

After long negotiation, they pay back the outstanding rent but on May 2018, they STOP rent payment again until now. 

Looking back, it could have been so easy to walk away from this property being $50K underwater, and today, almost 10 years later, I still break even with a great tenant in place and the outstanding balance.

There are cases wherein one title company will issue title insurance, but another will not -- one company wants to be 99% certain there are no outstanding title issues, another company is good with 98.5% certain.

Yes in our case the ones outstanding on our property were transferred & belatedly enforced.

I would apply the security deposit that was left against the outstanding balance.  

Prices are regularly lower nation wide, and Hawaii is no exception.
