If you go with only a few to bid on you might waste your time if they've redeemed. 

The Real Estate Agent should have a general idea of the market and know the questions to ask about the property before wasting the time of buyer seller or agents, the lender should also know what your goals are and how to get the deal closed.

If anyone has a strategy they have used to turn units with minimal vacancies, and/or increased rent with current tenants, I would greatly appreciate learning about it.

., to your point, the roofer has 3 worker bees and then himself, who oversees and does some minimal amount of labor throughout the day.  

I use a state and federally licensed RMLO so I am SPECIFICALLY complying with both state and federal regulations.I was a licensed loan officer until I gave it up during the crash as it was a waste of a license when no one wanted to buy.
