What's the best avenue for marketing for buyers? 

Good morning,Still a newbie but I've found a four in my area that is "For Sale By Owner" that my initial underwriting, from the info I can find, shows it to be a property that would fit my CoC and CF criteria.

Lowes--lets talk Lowes for a minute--if you order about $2500 at a time you can get great discounts but you need to go through the PRO reps (this is relatively new as they are aggressively going after the pro market). 

I've noticed that we don't have as many market research tools as investors in the US.

People who used to be responsible for only 40 units in one market were informed overnight that they're now responsible for over 300 units spread across multiple cities - and all for the same pay they were making before.

(Using BRRR)Prices + Loan rates + not-great-looking cash-out refi's are making me look outside CO.Do any of you have experience in or know the real estate market for BRRRR for MTR purposes in KS (MO vs KS)?

Annual cash flow is around $40k.Total initial investment is around $120k.
