I've never had to a rehab to the extent that this property needs, so right off the bat, I'm guessing it'll need at least $35K in rehab going off numbers I've seen from past repairs, lighter rehabs, etc.ARV is tough to me... if these 2 units were 2 bedrooms each, it'd easily be $100K.

Though i do have W2 income, i have been told the focus of the loans are NOT the individual but it is the DEAL that carries the true weight. 80% LTC, 5 Year Loans, Amortized over 20 Years.

Come up with a line of questioning that you ask every one of them and you'll start to form a VERY clear picture of what is going on.Any real estate professional that is worth their weight will be willing to take 15-30 minutes to talk with you on the market.

Nice job, my 2 cents - a 5 year tenant that treats the place well is worth their weight in gold I would consider all the unknowns with a new tenant or costs and time associated with finding a new tenant and see how close you can get to your desired rental price with your existing tenant.
