My understanding is a L/O can maintain the ooc taxes but you are selling the property at the end of the lease, potentially anyway.Thanks!

I would say if you do accept a smoker, make sure your lease outlines the smoking policies (i.e. no smoking in the unit, must be __ft away from the property, etc.) and do regular inspections to ensure your tenants are not smoking in the unit.

When I have to rent a unit in the fall/winter, I just let the renter know that I prefer leases to end in the spring/summer, and ask them if they’re ok with a bit shorter lease.
