Most buyers, in my opinion, won't make too big a deal about it as long as you can provide documentation that it was professionally remediated.

You help assist them in any way possible to remedy whatever problem they're having and perhaps give the investor a discount on the next deal.If you didn't knowingly do something negligent, the investor is reasonable, and you do whatever you can to assist them ...then I think you should be fine.

2) In rehabbing a home, I'm planning to replace as much as I can- appliances, valves in the toilet, water heaters, etc. ..just to avoid being nickeled and dimed by ongoing repairs (plus the time they take to remediate) ...

That's the seller's recourse for having the property off the market if you get cold feet at the last minute.Do be sure your contract says "liquidated damages" as the remedy if you default, and not "specific performance".

@Daniel 50k in remediation expenses on a deal worth 1.4 million seems like a pretty minute hiccup on that deal I can't imagine the profit margin on that deal would be slim enough to collapse a deal over 50k... but I understand what your saying for sure and is a very valuable point.
