Using a litter box actually goes hand in hand with a cat's natural tendencies. 

I don’t know that I’d hand my money over to someone who has owned/managed SFRs to acquire and run a 50 unit complex.

I am also a police officer and see first hand what tenants can do to these properties.

If you're looking to get your hands dirty and put in the rehab work to make this turnkey and flip or rent, then it comes down to how your numbers look once you account for all the necessary work.

After literally wasting 20 hours per week trying to manage C class tenants, we were thrilled to hand over the property to them.

I, for one, will start asking to see a government id to ensure the name on the application matches the person handing it to me.

Typically if you are new, you may want to go with a large firm taht offers excellent training, hand holding for the first few transactions, etc. 

If they have been there less than 2 years or the place is not handed over in very good condition I would keep the 13 days of rent.
