My problem is that when I called them to inquire the agent I spoke with expressed shock and then steadfastly insisted he could not discuss any of these details with me since I am not the borrower.

As mentioned above, I'll probably just peg the rate to one of the Bank of Canada indices and either leave it fixed for the three years or have it adjust {semi-}annually.The reason the borrower expressed for approaching me as opposed to a conventional source is that he is buying out a partner's interest in a property {not the property being pledged as collateral} and does not want to reopen the mortgage on that property at this time.
