Things like digital locks with self-check-in codes are not allowed anymore unless someone is physically there to meet your guests.I spoke with Becky at the City Hall of BBL, Administrative Assistant who is a of these new rules to get a little more info on new check-in process and she said a person who lives there and will be representing your rental must come to City Hall with ID, sign the paperwork and pass a certification where your response agent learns about meeting-greeting your tenants.Why do that and continue complicate things?

You said best, then you said affordable.You get what you pay for.You can get a boxed system from Sams club that uses batteries that you have to replace and works off wifi.these are OK systems for around $300.00I have a Digital Watchdog Camera System that is hardwired and powered over Ethernet cable.

There are a lot of great options out there; aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

These are much more reliable and their are no batteries to have to deal with.I use Digital Watchdog cameras and software.if you want to view any camera remotely you'll need an internet connection.

Then I would ensure you come up with a system as to how you will handle giving remote access to renters (digital locks with changeable unlock codes), create a one pager of "House Rules" for renters as to how to handle the use of the property (do they have deck access, rules for the pool/jacuzzi, instructions for wifi access, emergency contact numbers, lists of local restaurant's/bars/entertainment, how to check out properly and the condition they should leave the unit in, etc.), line up a cleaning company and someone who can restock the place with cleaning goods/towels/if you provide complimentary snacks etc.

I do not keep paper receipts, and instead keep digital copies (1) in their property's respective Google Drive folder, and (2) uploaded with their respective transaction in Stessa.
